New-Build Homes in Beylikduzu: Which Neighbourhood Suits You?

satisofisi.com Editorial Desk  · Editorial Principles

Most buyers in Beylikduzu face one choice: which side of the district they want. The neighbourhoods along the E-5 motorway, among them Cumhuriyet, Adnan Kahveci and Baris, sit closer to the metrobus and on higher ground. Yakuplu, Gurpinar and Kavakli slope down to the Marmara coast, where low-rise complexes and villas begin. This guide compares the eight Beylikduzu projects published on our site along those two lines, and covers transport, ground conditions and who each project suits, with official sources.

Which neighbourhoods in Beylikduzu have new homes?

Beylikduzu became a district in 2008. It sits at the western edge of Istanbul's European side and runs down to the Marmara coast. The municipality's neighbourhood maps list ten: Adnan Kahveci, Baris, Buyuksehir, Cumhuriyet, Dereagzi, Gurpinar, Kavakli, Marmara, Sahil and Yakuplu. Some of these sit on either side of the E-5 highway, others fall away south toward the sea. New housing is concentrated in two areas: mixed-use blocks near the E-5 and the metrobus line, and low-rise developments on the coastal side.

Eight Beylikduzu projects are currently published on our site. The table gives the neighbourhood, developer, unit types and completion date for each. Where a developer does not state the neighbourhood, only the district name appears.

Mixed-use living on the E-5 side

Boulevard Istanbul is the clearest example of mixed-use development in the district. Faraz Grup combines offices, a shopping centre and residences in one building on a 10,000 m² plot, with 254 units in total, and the project was completed in March 2026. Homes run from 80 to 200 m² and ceilings reach 3.5 metres. The developer's presentation also lists about 500 m² of sports space, reception and security around the clock, and parking for more than 100 cars.

That arrangement suits buyers who want to handle daily errands in the same building or within walking distance, and who would rather leave the car at home. Babacan Central, in the same cluster, casts a wider net: units from 51 to 216 m², offered in twelve layouts. Vetro City is described as a residence, with homes between 60 and 180 m² that work for a single occupant as well as for a family.

The coast: Yakuplu, Gurpinar and Kavakli

Head south from the E-5 and the district changes character. Yakuplu and Gurpinar were separate municipalities before 2008, when they were merged into Beylikduzu. Yakuplu has an industrial zone on one side and a marina and coastal life on the other. Kalyon Marina Villalari has 64 villas in the neighbourhood, each with high ceilings and green space around it. For a large family looking for a garden and a detached house, this is the clearest option in the district.

Marmara Koru in Gurpinar is a large estate with 498 flats and extensive shared facilities. The unit range runs from 1+1 up to 5+1, so a small flat and a home for a big household sit in the same project. Sehr-i Beyaz in Kavakli is planned across four phases with 400 homes in five-storey blocks. The number of duplex layouts brings it closer to families who want more floor area.

Lotus Yapi builds low-rise in both of its projects. Lotus Koru 2 has 13 blocks and 204 homes on a 15,005 m² plot. The blocks are five storeys high and landscaping covers more than two thirds of the development. Lotus Vadi Konaklari stays small: 76 homes and one shop on 6,500 m². Anyone looking for a low-rise, green site rather than a tower will find the two projects close in character.

Getting around: metrobus, E-5 and rail

The metrobus is the district's main public transport route. The IETT Beylikduzu-Sogutlucesme line starts at Beylikduzu Sondurak, next to the TUYAP Fair and Congress Centre, and follows the E-5 through Avcilar, Cevizlibag and Zincirlikuyu to Sogutlucesme on the Anatolian side. Several stops sit on the E-5 inside the district, so the neighbourhoods near the highway are within walking distance of a platform. From the coastal neighbourhoods you need a bus or a car to reach one.

By road the district sits between two arterial roads: the E-5 (D-100) to the south and the TEM motorway to the north. Both make it easy to reach the city centre and the road towards Thrace, though traffic in the morning and evening can be heavy. One common misunderstanding is worth clearing up early: Marmaray does not reach Beylikduzu. The last Marmaray station on the European side is Halkali, and no metro line reaches the district today. To join the rail network you transfer from the metrobus. For lines that are still on paper, the current announcements from the Istanbul Metropolitan Municipality rail systems department are the place to look.

Ground conditions and earthquake risk: what the official sources say

For the ground question, the place to go is the Istanbul Metropolitan Municipality's earthquake and ground investigation unit, which publishes district-level loss estimates. Its 2020 estimate suggests that in a magnitude 7.5 earthquake about a tenth of the 12,700 or so buildings in Beylikduzu could suffer heavy or very heavy damage. The figure shows the risk is not zero, even though most buildings in the district are recent.

The ground is not the same everywhere in the district. The general reading is that the E-5 corridor and the higher northern sections are firmer, while the lower land toward the coast and the stream beds is looser.

A neighbourhood name alone tells you little. What matters is the project's own ground survey report, its foundation system and the date of its building permit. Any buyer is entitled to ask the sales office for those documents. The permit date also shows which code the building was designed to; the code in force today is the Turkish Building Earthquake Code that came into effect in 2019, The regulation was published in the Official Gazette, and its consolidated text sits on the national legislation portal.

Who is Beylikduzu for?

Beylikduzu is one of Istanbul's planned districts. It has wide streets, well-ordered development and large green areas such as the Yasam Vadisi, and that shape suits three kinds of buyer in particular.

  • Families with children who want a playground and sports area inside the estate, with a school and a park close by. Marmara Koru, Sehr-i Beyaz and the two Lotus projects are set up around that need.
  • People who commute by metrobus and want to leave the car at home. The location map on each project page is the quickest way to judge the distance to a stop.
  • Buyers looking for a detached house, a garden and more square metres. Kalyon Marina Villalari in Yakuplu meets that demand.

Anyone whose work is in the old centre, along the Bosphorus or on the Anatolian side will find the daily commute the main drawback. A trial commute one morning, from door to desk, tells you more than any agent's description.

What to check before choosing a project

Differences between projects in Beylikduzu usually come down to scale and position. These are the comparisons worth making.

  • Distance to the metrobus: can you walk to the E-5, or do you need a shuttle or a car?
  • Scale of the estate: hundreds of flats on a large site, or a small low-rise building?
  • Unit type and size: does the same project offer a 1+1 next to a large family flat?
  • Completion status: in a finished building you can view the flat; in one under construction, the delivery schedule and the developer's track record matter more.
  • Documents: ask for the building permit, the ground survey and the occupancy certificate before any commitment.

Frequently asked questions

How many neighbourhoods does Beylikduzu have?

The municipality's neighbourhood maps list ten: Adnan Kahveci, Baris, Buyuksehir, Cumhuriyet, Dereagzi, Gurpinar, Kavakli, Marmara, Sahil and Yakuplu.

Does Marmaray or a metro line reach Beylikduzu?

No. The last Marmaray station on the European side is Halkali, and no metro line reaches the district today. The main public transport link is the metrobus line that begins at Beylikduzu Sondurak.

Is the ground in Beylikduzu firm?

It varies. The E-5 corridor and the higher northern sections differ from the lower land toward the coast. The municipality's loss estimate gives district-level information; for a single building, the project's ground survey report is the right source.

Are there move-in ready new homes in Beylikduzu?

Yes. Among the projects on our site, Sehr-i Beyaz and Kalyon Marina Villalari are offered as ready to move into. Boulevard Istanbul was completed in March 2026, and Lotus Koru 2, Lotus Vadi Konaklari and Marmara Koru in December 2025.

Is there a villa project in Beylikduzu?

Kalyon Marina Villalari in Yakuplu has 64 villas, in 5+2, 6+2 and 7+2 layouts. Sehr-i Beyaz also includes duplex flats.

Who can answer questions about these projects?

Each project page carries a form that sends your question to the developer's sales team. For current status and details, the project pages are the reference.
