This text has been updated in consideration of the provisions of the Regulation Amending the Regulation on Commercial Advertising and Unfair Commercial Practices published in the Official Gazette No. 33297 dated 1 July 2026 (effective: 1 August 2026).

1. Purpose and Scope

This Policy explains the commercial advertising rules to be followed in project promotions, company posts, campaign announcements, news and article content published on satisofisi.com ("Platform"), as well as in the Platform's own promotional communications. The aim is to ensure that consumers have access to clear, accurate and non-misleading information.

2. Legal Status of the Platform

The Platform provides a medium and social network service introducing residential projects and the companies developing these projects. The Platform is not a seller, provider or real estate agent; it does not mediate the establishment of distance contracts between users and companies, and is not a party to sales/payment/collection processes. With respect to content provided by companies, the advertiser is the relevant company; the Platform acts as a media organization.

3. Source and Accuracy of Content

• Project information is compiled from the company's own declaration, the company's official website, or publicly available sources and is of an informational nature for promotional purposes.
• This information is not an offer (binding proposal) or a commitment; the binding terms are the contract and its annexes to be signed with the company.
• Square meters, apartment types, delivery dates, zoning/title deed and similar data may change; they should be confirmed with the company and authorized institutions before making a purchase decision.
• If you identify incorrect, incomplete or outdated content, please report it to [email protected]; following review, the content will be corrected, updated or removed from publication.

4. Price and Discount Statements

As a rule, the Platform does not publish sales prices for projects; price information is obtained directly from the company ("Ask Price" / "Message" flow). When a discount, campaign or advantage statement is published:

• The price before the discount is the lowest price applied within the ten days prior to the start of the discount; the company making the statement is obliged to document this.
• If there are different sales channels, the discount is calculated only against the previous price on the channel where the discount is applied; the price of another channel cannot be used as a basis.
• Advantages under loyalty programs that are easily accessible to consumers, and conditional sales campaigns subject to quantity/amount/transaction requirements, are also subject to the same rules.
• Unreal urgency expressions such as "last units", "limited time", "don't miss out" are not acceptable.

5. Environmental Claims (Prevention of Greenwashing)

• General and vague environmental terms such as "eco-friendly", "green building", "sustainable", "zero waste", "carbon neutral" cannot be used without explanation or in a way that creates ambiguity.
• The specific component, part or life cycle process to which the environmental claim relates must be clearly stated.
• Explanatory information about the measurement/assessment method must be provided in the content or on the linked page.
• Certificates and approvals must be proven by documentation obtained from authorized institutions/organizations, relevant university departments, or accredited or independent research-test-assessment organizations. Environmental claims that cannot be documented are not published.

6. Use of Artificial Intelligence

• Some news, analysis and project summary texts on the Platform are prepared with AI-supported tools and undergo editorial review before publication. This is clearly stated in the relevant content.
• If artificial intelligence or other software is used in a way that may significantly affect the consumer's economic behavior, this is disclosed in a clear, understandable and distinguishable manner.
• Digital characters indistinguishable from humans are not used on the Platform for promotional purposes.
• Content that gives the impression that a digital copy of a real person, created with artificial intelligence, uses or recommends a product or service is not permitted.

7. Targeted Advertising and Personalization

The Platform performs limited personalization to provide you with suitable project notifications. For transparency:

• Criteria used: buyer preferences you set yourself (region, apartment type, budget range), companies and regions you follow, projects you save, and your in-Platform browsing history.
• How to change: You can update your criteria, remove follows, disable notifications, or delete your account in the "My Account → My Preferences" section. Your cookie preferences are managed through the Cookie Policy.
• Children: The Platform is not intended for individuals under 18; targeted advertising based on profiling of personal data is not carried out for users known to be or reasonably expected to be children.
• Sensitive personal data (health, religion, political opinion, etc.) is not used for targeting purposes.

8. Collaboration with Social Media Influencers

If promotion is carried out on behalf of the Platform or companies through a social media influencer, the fact that the content is an advertisement is stated using one of the expressions "Advertisement" or "Promotion", together with the name of the advertiser or a statement such as "provided by @satisofisi". The label is placed in a position visible at first glance, distinguishable from the background, before other labels, and in every post. In audio-only broadcasts, an oral notice is given at the beginning of the broadcast and before the advertisement.

9. Awards, Titles and Claims of Superiority

• Information about awards not based on previously announced objective criteria and given in exchange for a benefit is not included in content.
• Claims of superiority and absoluteness such as "Turkey's first/largest", "the region's most prestigious", "unique", "leader", as well as statements of awards and academic titles, are subject to the burden of proof; statements that cannot be documented are removed from the content.

10. Consumer Reviews

Since no goods or services are sold through the Platform, verification of the purchase process is not possible. Therefore, the Platform does not have a scoring, star or rating system for companies or projects, and consumer reviews for which purchase verification cannot be performed are not published. Messages sent by users are private requests forwarded to the relevant company, not public reviews. Making fake reviews to increase the promotion of a product or service, or agreeing with third parties for this purpose, is prohibited.

11. Unacceptable Advertisements

Advertising for human medicinal products, electronic cigarettes, tobacco products and alcoholic beverages, as well as any promotion related to illegal betting and illegal games of chance, is not accepted on the Platform. Additionally, content containing misleading health claims or content that is deceptive or misleading to consumers is not published.

12. Notification, Review and Removal

You can report content you believe to be contrary to legislation to [email protected]. Notifications are reviewed within no more than 48 hours; if a violation is identified, the content is corrected or removed from publication and the relevant company is informed. In case of repeated violations, the company account may be suspended.

13. Effective Date and Updates
