    Türkiye postpones the mandatory Secure Payment System for property sales to 1 December 2026

    Türkiye’s Ministry of Trade announced that, through an amendment to the regulation, the mandatory start of the Secure Payment System (Güvenli Ödeme Sistemi) will be reset to 1 December 2026. The system makes the title-deed (tapu) transfer and the payment to the seller take place at the same time. It covers sales in which part or all of the price is paid in cash, by bank transfer or by electronic transfer. A pilot is planned once the banks’ technical infrastructure is complete. If you are buying property in Türkiye, check in advance how the payment will be settled at the title-deed transfer.

    North Cyprus Immovable Property Commission updates its application figures as of 24 September

    The Immovable Property Commission (Taşınmaz Mal Komisyonu), set up to handle ownership claims concerning property in Northern Cyprus, reported that as of 24 September 2026 it had received 8,796 applications, concluded 3,756 of them and awarded applicants a total of £768,469,023 in compensation. These figures do not describe new-build sales. For a buyer, the related practical question is what type of title deed the land under the home you are buying has.

    Meraas starts construction of 272 homes in phase 7 of Nad Al Sheba Gardens

    Meraas, part of Dubai Holding Real Estate, has awarded GCC Contracting a construction contract worth about AED 1 billion for phase 7 of Nad Al Sheba Gardens. The phase comprises 130 villas with four to seven bedrooms and 142 three-bedroom townhouses. Work has started on site, and completion is expected in the second quarter of 2028.
