Short answer
Once you've picked a district, the next step is comparing specific projects, not just areas. This guide sets out the project-level facts worth checking — unit type and layout, delivery year, developer, and shared facilities — and shows how they differ across a sample of currently published North Cyprus projects. It does not cover legal eligibility or the purchase process; see our separate guides for those.
What to check on a project page
Unit types. Projects publish their available layouts as ranges (e.g. "1+1, 2+1, 3+1") or as duplex/triplex/penthouse variants. A wide range (like Querencia Long Beach's studio-through-5+1-duplex-and-penthouse spread) means more buyer profiles are covered by one development; a narrow range (like Hex BLUE's 2+1-only listing) means the project is built around one household size.
Layout type. "Duplex" means a two-storey home connected by an internal staircase; "triplex" is the three-storey version. A "garden duplex" opens its lower level to a garden; a "roof duplex" puts the upper level on the building's roof floor. These are structural facts, not marketing language — a project either has them or it doesn't, and our project pages state only what the developer's own source confirms.
Delivery year. We publish only the delivery year a developer's own source states, and we label it as *stated*, not guaranteed. A stated year in the past does not mean the project has necessarily been handed over — always confirm current status with the developer or your agent before relying on it. Examples currently in our data: Çatalköy Konakları in Girne states 2025; SV Tower in İskele and Querencia Long Beach both state figures in the 2026–2027 range.
Shared facilities. Swimming pools, gyms, sauna/steam-bath areas, children's playgrounds, and parking are the most commonly stated shared facilities across our published North Cyprus projects. Some, like Maki Hill Park, specify an *indoor* pool rather than an outdoor one — worth checking if you plan to use the property outside summer.
Developer. We publish the developer name stated in the same official source as the other project facts. A developer with several active projects in the same district (Döveç Construction has multiple in the İskele/Long Beach area, for example) is easier to cross-check by visiting more than one of their sites.
A worked comparison
| Project | District | Layouts | Shared facilities | Stated delivery |
|---|---|---|---|---|
| Hex BLUE | Esentepe, Girne | 2+1 | Swimming pool | — |
| Spectra | Lapta, Girne | 1+0 to 6+2 | Playground, gym, sauna/steam-bath | — |
| Querencia Long Beach | Long Beach, İskele | Studio to 5+1 duplex/penthouse | Gym | March 2027 |
| Courtyard Platinum | Boğaz, İskele | 1+1 to 3+1 duplex | Gym, sauna/steam-bath, outdoor pool | — |
| SV Tower | İskele | — | Landscaped grounds | 2026 |
A dash means the fact wasn't stated in the source we verified, not that the project lacks it — always ask directly for anything not shown on the project page.
What this guide does not claim
No price, payment plan, or investment-return figures appear here because we don't have a verified source for them at this level of detail. "Published on SatisOfisi.com" means the project is live in our directory; it is not a statement about current unit availability or stock. Request the current price and payment plan directly through the project page.
