About the Project
Bella Residence is a residential project developed by Boray Developments in Bellapais, Girne (Kyrenia). The project has 16 homes in total. Unit types: 2-bedroom. Unit sizes: 91 m². The developer describes the project as a villa-concept settlement. The published unit listing is given based on a single type: 2 rooms, 2 bathrooms, 91 m².
Bella Residence is a residential project located in Bellapais, affiliated with Kyrenia in Northern Cyprus. Its developer is Boray Developments.
The distinguishing feature of the settlement is that each floor offers different advantages — according to the developer, upper floors feature spacious roof terraces, while ground floors have private gardens belonging to the unit.
In other words, two units of the same type offer different outdoor spaces depending on the floor they are on; the floor on which the unit of interest is located is as decisive as the price.
Bellapais is a historic village founded at the foothills of the mountains, east of Kyrenia center; it is known for its monastery. It is not on the seafront but on the hillside — which brings with it views and a cooler climate.
It is not suitable for buyers seeking walking distance to the beach; it is suitable for buyers seeking a quiet life within a village setting. The developer emphasizes clean and professional management on the site; the scope of site management and the maintenance fee amount should be confirmed with the company.
The delivery date is not published on the project page. Items the buyer must confirm with the company before purchase: delivery date, stamp duty during the contract stage and VAT before delivery, infrastructure participation fee, maintenance fee amount, and title deed status. These items are not published on the project page.
