Döveç Group's roots trace back to 1989, to a land parcellation business that began with a single truck and bulldozer in Northern Cyprus. In 1994, with Döveç Kardeşler Ltd., founded by Muharrem Döveç, the first major residential project was completed in Yeniboğaziçi; in 1998, with a growing portfolio, the headquarters moved to Gazimağusa. Established in 2003, Döveç Construction Ltd. focused on construction activity with luxury projects in Yeniboğaziçi, İskele and Karpaz. The partnership formed with Eastern Mediterranean University in 2015 brought Alfam Student Dormitories and Döveç Fitness, while the 2017 ventures AutoTrend (automotive) and Arredo Design (furniture/interior) moved the group into a multi-sector structure. Introduced in 2022, Querencia is, in the company's own words, the most ambitious mixed-use project in Northern Cyprus history; in 2025, the group's education unit, Döveç Akademi, was established. This information is based on the timeline the company published on its own corporate website.
According to the company's own statement, it currently has 16 group companies and over 2,500 employees in real estate, construction, tourism, education, energy, software, automotive and design; it states that over 5,000 homes have been delivered, investors from over 40 countries have been reached, and physical presence is maintained across Northern Cyprus with 2 offices, 9 companies and 14 projects. Durability, experience, balance and innovation are cited as its working principles.
On the awards front, the company publishes on its own website that it was named 'Best Construction Company of the Year' three consecutive times under the Property NC Awards in the 2016-17, 2018-19 and 2025-26 periods, and has received 22 international awards in total; since the independent assessment of the awarding body has not been verified, these figures are reported as the company's statement.
The residential portfolio consists of 12 projects: six are ongoing (Querencia Long Beach, D-Point, La Casalia, Natulux, Courtyard Platinum, Four Seasons Life III) and six are completed (Four Seasons Life I and II, La Isla Villas, Long Beach Panorama, Sky Sakarya, Courtyard Long Beach). The projects are concentrated in the Long Beach, Boğaz and Ötüken areas of İskele, and the Tatlısu and Sakarya areas of Gazimağusa; types range from studios to five-bedroom villas, covering beachfront residences, villa developments, and mixed projects that combine residential and commercial units.
The headquarters is in Gazimağusa Sakarya; the sales office and showroom are in İskele Long Beach. The company states that it offers its own rental management service after delivery; the scope and conditions should be learned directly from the company.
