On a repayment mortgage you pay the same amount every month, and that amount depends on three things: how much you borrow, the monthly interest rate and the term. Enter the monthly rate your bank has quoted and the number of months to see the payment, the total you will repay and how much of it is interest.

How the payment is worked out
With equal monthly payments (an annuity), payment = L × r ÷ (1 − (1 + r)^−n), where L is the loan amount, r the monthly rate as a decimal (0.01 for 1%) and n the term in months. The payment stays the same, but its make-up shifts: early on most of it is interest, and the share that repays the loan grows each month. With a rate of 0 the payment is simply the loan divided by the term.
Common questions
Should I enter the annual or the monthly rate?
The monthly rate. The sum is done month by month, so the rate has to be monthly too. If you only have an annual figure, ask your bank for the monthly equivalent.
Which costs are left out?
Any arrangement or valuation fees the bank may charge, insurance premiums, and taxes or levies where they apply. The bank’s repayment schedule shows the full cost with these included.
