İskele Ötüken North Cyprus New Build Project: Natura Park 2

Natura Park 2 is a low-rise residential project rising in the Ötüken area of İskele. Its developer is Erbatu Group; the company states on its own page that construction began in December 2023 and completion is planned for December 2026. The buildings are two storeys; in other words, unlike the high-rise beachfront complexes in the area, it offers a horizontal layout.

The unit program provided by the developer is as follows: 1+1 apartments with 55 m² enclosed area and 35 m² terrace; 2+1 apartments of 103–110 m²; 3+1 loft apartments of 147.5 m²; plus 110 m² twin villas. In the sample ground floor plan, the living room is 33.5 m², the kitchen 9 m², the bedrooms 13.5 and 11.7 m², the bathroom 5.7 m², and there is a 22 m² terrace; the total enclosed area is given as 88 m² and the open area as 110 m².

The shared amenities program includes a swimming pool and children's pool, fitness center, sauna, Turkish bath, spa, restaurant, green park area and children's playground, as well as tennis and basketball courts. On the technical equipment side, a generator, water pressure system, solar panel water heating, central satellite and internet infrastructure, security cameras and 24/7 security, and air conditioning infrastructure are listed. In the apartments, PVC double-glazed windows, built-in wardrobes and ready-made kitchens are stated as standard.

The title deed type is a decisive topic for the buyer: the developer publishes the project's title deed type as "equivalent." You should ask your lawyer before signing the contract about the effect of the equivalent title deed on purchase, credit and resale conditions.

Regarding location, the developer states that the project is close to İskele city center and the Long Beach line; the exact distance should be confirmed with the company.

Items the buyer should confirm with the company before purchase: the payment plan and down payment rate, the stamp duty at the contract stage and VAT before delivery, the infrastructure participation fee, the monthly maintenance fee amount, and the stage of the title deed process.
