According to the floor-by-floor unit list published by the developer, there are 4 apartments on the garden floor, 12 on the ground floor, 12 on each of the 1st, 2nd and 3rd floors and 5 on the 4th floor. By type, there are 21 one-bedroom, 34 two-bedroom and 2 three-bedroom apartments.

Interior areas range from about 37 to 55 square metres for one-bedroom units, 52 to 71 square metres for two-bedroom units and 91 to 92 square metres for three-bedroom units.

Most apartments have a balcony or terrace. Outdoor space on the garden floor ranges from 15 to 29 square metres, while terraces on the 4th floor reach 22 to 54 square metres. A large share of the two-bedroom apartments have two bathrooms, and one of the three-bedroom apartments has three.

The developer's brochure states that the apartments are planned with open kitchens and combined living and dining areas and will be delivered fully furnished; the building is presented with an A+ energy efficiency rating.

The shared amenities set the building clearly apart from the neighbourhood's older apartment stock. According to the brochure, the roof holds a heated pool reserved for residents, a 60-square-metre gym and a lounge area. The building also includes parking for 28 cars and 29 separate storage rooms. The developer describes the area as an established residential neighbourhood with wide streets and mainly family homes.

According to the developer's walking-distance figures, the nearest metro station is about 10 minutes away, supermarkets, cafés and local shops 2-3 minutes, and squares and parks 2-10 minutes; universities can be reached in about 20 minutes by metro. The location map shows Sepolia and Attiki metro stations, the Kolonos Theatre and Plato's Academy Park close to the project. Plato's Academy Park is the archaeological site that contains the remains of the ancient Academy and gives the neighbourhood its name.

For travel by car, the developer gives about 2 minutes to the national road (E75), 10-15 minutes to central Athens, about 15 minutes to Piraeus port and the Stavros Niarchos Foundation Cultural Center, and about 35 minutes to Athens International Airport. The brochure also highlights easy access to Technopolis-Gazi, Kolonaki, Plaka, Syntagma and the Acropolis.

The location suits buyers who want to live close to the centre but outside the touristic historic core, in a neighbourhood with a local everyday rhythm.

According to the developer, the project is offered as eligible for the Golden Visa as a conversion of a commercial building to residential use; this eligibility should be confirmed with an independent legal adviser in light of the legislation in force at the time of application and the buyer's personal circumstances. For available apartments and the current delivery schedule, a quotation should be requested from the sales office.
