Elounda Hills is a luxury resort and residential project on a hillside of about 90 hectares overlooking Mirabello Bay in north-eastern Crete, between Agios Nikolaos and the fishing village of Plaka. According to the developer, it will include more than 600 privately owned apartments, duplexes and villas delivered in four development phases, and it aims to be the first luxury resort in Crete to offer branded residences for sale.
At its centre is 1 Hotels' first resort hotel in Europe. Accommodation is split between the 129-key Hilltop 1 Hotel & Homes and the 15-suite Marina Hotel. The hotel design follows the curve of the hillside, forming layered terraces and pools with sea views. The developer plans to open the resort in 2029; construction began in the first quarter of 2022.
The residential side has five main clusters. The Marina Collection comprises 24 two-, three- and four-bedroom apartments near the promenade overlooking the marina and hotel beach club, with 140–260 m² interiors and, in most cases, a private plunge pool. Hilltop Residences offers 67 one- to three-bedroom apartments and duplexes at the resort's highest point.
Terrace Villas are 15 two- and three-bedroom duplex villas of 193–243 m². Mirabello Villas have three, four and five bedrooms, 271–490 m² interiors on plots of 1,100–2,200 m², designed by Elastic, D73 and Makridis Associates.
Waterfront Villas are five villas with five, seven and eight bedrooms on plots of up to 3,200 m², with 555–907 m² interiors designed by Makridis Associates and separate staff accommodation.
Shared facilities include a 64-berth marina with yacht club, two beach clubs, a 2,000 m² Bamford spa and wellness village, more than 10 dining venues, a 2-kilometre seafront promenade, botanical gardens, an amphitheatre, tennis courts, water sports, a business and conference centre, a chapel, a Kids Club and a Teens Lounge. The Piazza with reception includes a co-working lounge, convenience store, pharmacy and delicatessen.
Homes are delivered fully equipped with premium-brand appliances, high-speed Wi-Fi and advanced AV infrastructure, and parking includes EV charging points. Owners are offered a professionally managed rental programme, a choice of two or three furniture packs, a loyalty card with resort discounts and privileges at 1 Hotels worldwide. The whole development is registered for BREEAM, LEED and WELL certification, has Strategic Investment status from the Greek government, and its special zoning plan was ratified by presidential decree.
Heraklion International Airport is about a 25-minute drive away, and Kastelli Airport, expected to open in 2028, will be about 20 minutes away. Elounda is known as one of Greece's most prestigious luxury destinations, and the resort opens onto authentic Cretan life with family-run tavernas, village markets and centuries-old traditions.
