Piraeus Gate is a mixed-use urban regeneration project by DKG Development at the entrance to Piraeus, transforming a former industrial area into a residential and commercial quarter. The transformed site includes the historic Piraeus Textile complex. The architectural design is by the Athens-based firm Tsolakis Architects.
Rather than a single large building, the masterplan consists of interconnected intervention points spread across a compact urban footprint. New construction is combined with repurposed existing buildings, while green corridors and pedestrian passages improve movement through the neighbourhood and open the area to the rest of the city.
The developer states that it has preserved and incorporated the former AZEL factory, which produced starch and yeast from the 1920s until 1997, instead of demolishing it. Rooftop gardens, shaded communal areas, landscaped public spaces and underground parking define the project's physical character.
On the residential side, four buildings stand out on the developer's website. Urban Oasis Piraeus consists of four 12-level buildings, with 440 underground parking spaces and underground storage.
About 20 percent of its apartments are one-bedroom units of 47 square metres, 70 percent two-bedroom units of 75 square metres and 10 percent three-bedroom units of 92 square metres; the developer's delivery date is the last quarter of 2028.
Real Ideal offers 21 apartments of 45 to 72 square metres over the ground floor and six upper floors and is presented with an A+ energy rating. Skyway has 44 residences in a building of ground plus ten floors, with completion planned for the second quarter of 2028.
Piraeus Greater Executive Apartments, with 18 units of 31 to 45 square metres, was completed and sold in August 2024 according to the developer.
On the serviced apartment side, the 170-unit S&S Nexus building includes an indoor pool, gym, cinema, fitness area, co-working spaces and a lounge. Skyblue, with retail on the ground floor, has 32 units over eight floors, and Urban GL is planned as a building of ground plus six floors.
The developer gives the second quarter of 2028 as the completion date for these three buildings and states that they will receive LEED certification upon completion, with LEED Gold targeted for Skyblue.
The area around the project carries Piraeus' long industrial history. According to the developer, in the late 19th century the surroundings were home to steam mills, textile and confectionery factories, and Piraeus was known as the Manchester of the East.
The developer also notes that archaeological finds were made during excavation at the site historically known as Vavoulas' Hollow, and that the former home of the writer and director Mimis Traiforos now houses the Historical Archive of the Municipality of Piraeus.
The developer designs the project as a place for a range of users, from families and professionals to students, digital nomads and international travellers. On sustainability, it states that the project is aligned with Greek and EU carbon neutrality targets, that the adaptive reuse of existing structures is prioritised over demolition and rebuilding, and that green roofs are intended to improve air quality and reduce urban heat.
