Most new building in İskele is on the east coast, along Long Beach and the neighbouring Boğaz shore, and most of it takes the form of large developments of studios, one- and two-bedroom flats, penthouses and a long list of shared facilities. Of the 47 İskele projects published on satisofisi.com on 25 October 2026, 16 are on that coast. The rest are spread between İskele town, Ötüken, and the coast north towards Kalecik and Dipkarpaz.

This guide covers what is being built in each part of the district and what to check before you buy off-plan on a high-rise or resort-style site. For the full list with filters, see the İskele new-build projects page.
Who is this guide for?
It is for UK buyers looking at a new build in İskele, most often a studio or a small flat on one of the large Long Beach sites, bought before completion. If you would rather live in town or want a villa, the sections on İskele town, Ötüken and the north coast are the ones to read.
How the İskele district splits up for a new-build buyer
The table groups the 47 published projects by locality. Counts and unit types come from the project records on this site; delivery dates are those the developers have published.
| Area | Localities | Projects | What is mostly being built | Published delivery dates |
|---|---|---|---|---|
| Long Beach and Boğaz coast | Long Beach, Boğaz | 16 | Large developments of flats: studios in 10 of the 15 that list unit types, penthouses in 4, twin villas in 1 | Delivered to 2028; 6 with no date |
| İskele town | Town centre, İskele, Bahçeler | 17 | Mostly flats from 1+1 to 3+1, studios in 6 projects, villas or townhouses in 2 | Delivered to 2028; 4 with no date |
| Ötüken | Ötüken | 6 | Flats, duplexes and two villa projects | Delivered to 2029; 1 with no date |
| North coast towards the Karpaz | Kalecik, Bafra, Kaplıca, Dipkarpaz | 8 | Smaller schemes: flats, duplexes, a village-house project and one site with villas | 2026 to 2027; 4 with no date |
Across the district, 6 projects with a published date are already delivered and 8 are planned for 2028 or later, one of them for 2029. Most of the rest are due in 2026 and 2027. Fifteen projects have no date listed, so you will need to ask the developer.
Long Beach and the Boğaz coast
This is the part of İskele most buyers mean when they say Long Beach. Five published projects sit in Long Beach itself and eleven in neighbouring Boğaz, where several developers also describe their sites as part of the Long Beach area. What sets the area apart is its scale. Several of the sites have a few hundred homes each, built as groups of blocks around pools and landscaped gardens, and the lists of facilities read like a hotel brochure: spa, fitness centre, beach club, aqua park, concierge. One project mixes homes with offices and shops on the same site.
The homes are mostly small. Studios are offered in 10 of the 15 coastal projects that list their unit types, and several developers publish studios of around 35 m². Penthouses and duplexes are offered on the bigger sites, and only one coastal project includes villas, as twin houses. Browse the Long Beach list and the Boğaz list.
What is being built in İskele town?
İskele town, with the nearby village of Bahçeler, has 17 published projects. Most are blocks of one- to three-bedroom flats, a few with four-bedroom units, studios in six projects and two projects that also offer villas or townhouses. If you would rather live in town than on a resort site, this is the part of the district to look at first. See the İskele town centre list.
Ötüken and the north coast towards the Karpaz
Ötüken has six projects. Two are villa projects, two offer duplex or loft flats, and one is made up entirely of two-storey buildings. Published dates range from projects already delivered to one planned for 2029. The Ötüken list shows them.
North of Long Beach, Kalecik has four projects, and Bafra, Kaplıca and Dipkarpaz further up the coast have four more between them. These are the smallest developments in the district, from a village-house project to a site that combines penthouses, flats and detached villas. The Kalecik list is the place to start.
Risks to check on a high-rise or resort-style site bought off-plan
The checks are the same as for any new build in North Cyprus, but on a site with hundreds of homes and a long list of facilities, four of them count for more.
- Who will run the site and what will it cost? Under the Condominium Law, the management plan sets out how the site is run and what the manager is paid, and it binds every owner and anyone who buys from them. The developer files it at the district land office with the floor easement application, so you can ask for it before you sign. Each owner pays an equal share of staff costs such as the manager, gardener and caretaker, and a share of upkeep, insurance and the running costs of shared facilities in proportion to their land share, unless the owners agree otherwise. An owner cannot refuse to pay by saying they do not use a pool or a spa. Ask for an estimate of the yearly charge for your unit.
- Can the flat legally be sold to you yet? The same law says that a home can only be sold once it has its own title or a floor easement has been set up on the land; otherwise the sale contract is void, except where the buyer is a TRNC citizen. Ask which of the two exists for the block you are buying in.
- Is there a mortgage on the land? The UK government's guidance on buying in Cyprus notes that developers commonly take out mortgages on land, and that a buyer who signs while one is in place may not get the deeds until it is paid off. Your lawyer can check through a land search, which needs the owner's authorisation.
- How many homes have already gone to buyers of your nationality? Under Decree-Law 119/2026, foreigners of the same nationality may not buy more than half of the flats on one parcel, and no more than 80% of a housing project may be sold to foreigners. On a large site that sells well to one nationality, ask the developer where the sales stand against these limits before you pay a deposit.
When the building is finished, it needs a final approval certificate before titles can be issued. Within İskele's municipal boundaries the municipality issues it; for projects in the villages it comes from the district administrative office. Ask which applies to your project. The guide to buying a new build from a developer sets out where each document fits in the purchase, and the article on developer mortgages and title deed delays explains the mortgage question in more depth.
Three published İskele projects compared
These three give an idea of the range in the district: two large coastal sites and a low-rise development in Ötüken. The figures are those published on each project page; prices are available on request through the page.
| Project | Locality | Planned delivery | Size and home types | What to compare |
|---|---|---|---|---|
| Querencia Long Beach | Long Beach | March 2027 | 705 homes in four blocks; studio to 3+1, plus duplexes and penthouses | Rooftop infinity pool, spa, beach club and aqua park: ask what the yearly charge covers |
| Courtyard Platinum | Boğaz | December 2026 | 952 units; studios from 36 m², 1+1 to 3+1, several as duplexes | 43 listed facilities on one site: ask how many owners share the running costs |
| Natura Park 2 | Ötüken | December 2026 | Two-storey buildings; 1+1, 2+1 and 3+1 loft flats and twin villas | Pool, spa and sports courts on a two-storey site: compare the yearly charge with the coastal sites |
Ask all three the same questions: the building permit, whether a floor easement exists, any mortgage on the land, the payment schedule against construction stages and the handover date the developer commits to in the contract.
Completions in İskele compared with Kyrenia
İskele completes fewer homes than Kyrenia. The TRNC Statistical Institute's construction bulletin records final approval for 204 dwelling units inside İskele's municipal boundaries and 351 in its rural areas in 2025. Kyrenia had 344 and 1,460. Our Kyrenia or İskele comparison sets the two districts side by side, and the Kyrenia area guide covers the north coast.
Frequently asked questions
Is Long Beach part of İskele?
Yes. Long Beach is a stretch of the east coast within the İskele district, and the projects there are listed under İskele on this site.
Are there villas in İskele?
Yes, but fewer than in Kyrenia. Seven İskele projects list villas, twin villas or townhouses, and most of them are away from the Long Beach strip, in Ötüken, İskele town and the coast to the north.
Can a British buyer own a flat on a Long Beach site?
Yes, with permission from the Council of Ministers. A foreign buyer may own up to three flats, subject to the limit on how many flats on one parcel can go to buyers of the same nationality.
Who issues the completion certificate for an İskele project?
The İskele municipality for buildings within its boundaries, and the district administrative office for those in the villages. Titles are issued only once the building has it.
Where to go next
Open the list for the part of İskele that suits you, pick two or three projects and use the form on each project page to ask the developer for prices, the payment plan, the permit documents and the management plan. If you are still weighing up the east coast against the north coast, start with the Kyrenia or İskele comparison.
